Hamburg Luxury Real Estate Market Shows Diverging Trends: Apartments in Demand, Houses Under Pressure
The premium real estate market in Hamburg is proving surprisingly robust despite broader buyer restraint, according to an analysis by real estate agent Dahler in cooperation with ImmoScout24. However, trends for apartments and houses are diverging significantly. While asking prices for premium apartments fell and supply increased, prices for premium houses rose 2.6% year-on-year to a median of €10,846 per square meter, making Hamburg alongside Frankfurt the only Top-7 city with price increases in this segment. The number of listed top-tier houses declined 8% compared to the same quarter last year, indicating seller hesitation. In contrast, luxury apartment listings remained stable and even increased 0.8%, with the Alster West submarket seeing a 25% surge in supply. The analysis examined the most expensive 10% of properties listed on the platform, with thresholds of €9,624/sqm for condominiums and €9,153 for houses. Buyers are prioritizing realistic pricing, prime locations, quality, and energy efficiency.
